Services We Offer
Once your house is on-site and weather-proofed by the authorized set crew, you’ll still need to make the house move-in-ready by handling onsite components like utility hookups and any remaining customizations. We can work directly with your general contractor to complete your on-site finishes and final touches.
*Don’t have a general contractor yet? We can help you find one and make recommendations based on the specifications of your project.
The Modular Home Process – What to Expect
Not sure what to expect when choosing a modular home solution? Here’s an idea of how the process usually works, though of course, this may vary depending on your unique needs or situation.
To start outlining the home of your dreams, make a list of the features that are most important to you. Maybe you want a luxurious his & hers bathroom or a rustic exterior with a wrap-around porch? Take note of all the features that you want to include to make your house a home, and we’ll work to incorporate as many of those features as we can into your design and budget.
Looking for an accessible, open-concept home, or maybe a family proof space with maximum privacy between your master suite and the kiddie corner? Whatever you have your heart set on, we can help you bring it to life with a modular concept – even if you have a specific floor plan that isn’t originally a modular design. We’ll be able to assess whatever type of plan you have, and then figure out the best way to translate your design into a modular solution.
*Not sure what kind of floor plan or home design you want? We can help you figure it out. To get a bit of inspiration, we recommend checking out the Excel Homes website. There you can browse through actual modular home designs to get a feel for what kind of floor plan might work best for you and your family.
Give us a call and we can set up a meeting to discuss the next steps for getting your project off the ground. We’ll make sure that your property and your vision are compatible and we’ll also make sure the modular approach is a good fit for your needs.
If we determine that our modular services are the right fit for your project, we’ll help you make improvements to your original floor plan based on your specific wish list and unique property requirements. With every improvement we make, we’ll also make sure that the entire design fits within the modular parameters and also meets the local code requirements and regulations in your area. Once we’ve perfected the design, we can submit it to the manufacturer for a quote.
Once you get your initial quote and determine what kind of adjustments you may want to make to the layout, then we can start to transform your house into a home by selecting your custom finishes and submitting those for a quote as well. Choose everything from the flooring to the cabinets to get an estimate and make sure your modular concept is fully equipped to handle all of your design elements.
*Need a Little Help Making Big Decisions? Our in-house designer can streamline the process and do all of the heavy lifting to help you create a magazine-worthy space.
Once you’re happy with the layout and design of your house and all of the costs have been approved, we’ll place the order for your materials. Once the manufacturer receives your order, they’ll start to build the modular portion of your house at their facility, where your entire structure will be built indoors without any exposure to the elements.
While the modular portion of your home is being built, which could take as little as 8 weeks, you’ll want to start preparing for the arrival of your new home. This might include clearing the property, readying the foundation, and making sure the utilities are ready before your scheduled delivery date.
Once your house is delivered, an authorized set crew and crane will place the house on the foundation and get everything weather tight and buttoned up.
From here, your general contractor will take over to make any remaining customizations and complete the finishes and final touches that will make your home move-in ready. If you’re using our design service, we’ll continue to collaborate with your contractor to make sure that all of the designs and details are executed properly. During this phase, we can work with your contractor as much or as little as you prefer in order to bring your project to completion.
Depending on the level of customizations and the workflow of your general contractor, your new house can be move-in ready in as little as 3 to 4 weeks.
